The proposed acquisition includes an operating landscape-supply business, approximately 15 acres of real estate, equipment, inventory, a workshop and a residential property located on the site.
Based on preliminary seller-supplied information, the business has generated approximately $1.7 million to $2 million in annual revenue during recent operating years.
The opportunity is not based on creating a business from the ground up. It is based on acquiring an established operation and addressing identifiable areas of underperformance through professional management, expanded products, improved customer service and modern business systems.

Growth Strategy
The Eight-Part Growth Strategy
Subject to completing the acquisition, obtaining financing and finalizing the operating plan, Income Property Partners intends to implement a phased expansion strategy.
Expand the Operating Schedule
Increase the business from its current three-day schedule to six days per week, supported by appropriate staffing and experienced operating management.
Expand Inventory
Increase the range and availability of landscape materials so customers and contractors can purchase more of what they require from one supplier.
Introduce Pavers
Add pavers and related hardscape products to address an existing customer request and expand the business's product mix.
Improve Delivery Services
Add delivery capacity to serve contractors, property owners and customers throughout a broader regional service area.
Introduce Modern Payment Options
Implement debit, credit and other modern payment systems to make purchasing easier and reduce unnecessary barriers for customers.
Implement Professional Marketing
Develop a modern website, local search strategy, digital advertising, social-media presence, contractor outreach, customer follow-up systems and email marketing.
Strengthen Management and Operations
Recruit experienced operating leadership, document procedures, improve reporting and reduce the business's dependence on one individual.
Develop Contractor Relationships
Establish contractor-focused programs, referral relationships, account management and recurring promotional events designed to strengthen long-term customer relationships.

Longer-Term Development Potential
In addition to strengthening the existing landscape-supply operation, the property may provide opportunities for complementary uses over time.
Potential future concepts under consideration include:
- An expanded nursery and garden-product operation
